Update Borrego Springs, March 2016

This has been an unusual year for real estate sales in Borrego Springs.  We had good sales in the late Fall, but then just when our true high season normally kicks in, sales and showings fell off.  So January through the first week in March was slow here, although there were many people in town.  As you may know, we have very loyal snowbirds and others who love being in this town and exploring the desert state park surrounding it.  Our wonderful farmer’s market has been open as it always is in the winter months.  It was a warm winter this year, but we could only think that the national uncertainty in politics and the economy had an effect here locally.

But by the second week in March our season kicked in.  We have had wildflowers blooming, more visitors, and many more real estate showings–and sales.  Still this has been an off year overall so far in terms of sales.

All listings in Borrego are worth considering if you are thinking of buying as prices are mostly negotiable (there are always exceptions) and there are some truly lovely homes on the market at great prices.

Getting Warm in Borrego Springs!

Our beautiful small desert town is now much quieter as the weather heats up and the summer approaches.  Homes are still selling and buyers are still looking, but the numbers are lower.

1750 Smoke Tree Lane and 164 Montezuma sold, see Honorable Mentions, a previous blog entry.  But the very lovely home in Rams Hill at 1935 Rams Hill Drive has not yet sold.  I believe it is a very good value.  It would cost at least twice as much the listed price to build this house.  The interior finishes are just top notch.  If a very large master bedroom/bath and two  smaller guest bedrooms with bath can work for you as a floor plan, this is a house you should view.  The pool is shared with the Vallecitos neighborhood association and is close by.  http://rebeccafalk.com/idx/mls-140059397-1935_rams_hill_drive_borrego_springs_ca_92004

I will be writing about Borrego Springs and our water soon for the local paper and will post the article here once done.  Bottom line is that there will be changes here, but we are lucky to have a sole-source aquifer that provides our water.  While our efforts to conserve that resource are ungainly at times, and we have been over drafting our aquifer, efforts to make our use sustainable have been in progress for some time and are bolstered by the governor’s recent statewide mandates about groundwater conservation.

It has been a good season for real estate here in Borrego Springs.  Each year more people shop and purchase during our off-season, and that seems to be the case so far this year as well.

Wildflower Viewing in Borrego Springs February 10th or so to the end of February

Word is out!  We will have an early wildflower season this year and a good one.  So do plan to visit this month, since our wildflower season should start next week and will be over by about the end of February this year if calculations are correct.

The State Park Visitor Center is a great place to find information and guidance on viewing, and can be found at the west end of Palm Canyon Drive, which ends in the Visitor Center parking lot.  The underground Visitor Center is found by following the path to its entrance.

Our seasonal residents and visitors have started to arrive, as we expect at this time of year.   More people are looking at homes on the market.  There are more homes in escrow than there were over the summer and earlier in the fall.  The usual pattern is for more activity to occur over the Christmas and New Year holiday time and then in January we will be in our true high season.

Borrego Springs is beautiful now.  We have had weather in the 80’s recently and in the 70’s this week.  With some rain expected in the next few days, cloudy skies are giving us that special light and beauty that is transporting in its effect.  Nights are long and days are warm and lovely.

Borrego Days, our annual festival, is almost here. Don’t miss our parade on Saturday, October 24, beginning at 10 am.  You’ll have to park outside of the downtown Palm Canyon Drive corridor and walk in, as the parade participants line up on the Country Club side of the Mall, and Palm Canyon will be blocked off from where Country Club meets Palm Canyon to Christmas Circle.  My office faces Palm Canyon and the parade, so please stop in to say hello, and set up a chair in the shade if you like.  Crafts and festivities at Christmas Circle  Friday through Sunday.   www.borregodays.com

 

September 2014

We are approaching a new season and the real estate market here is slow, as is to be expected at this time of year. We did have sales of both land and homes over the summer, but not in large numbers, and we have four homes in escrow now, a few that have been in escrow for some time.

Last season, taking data from November 1, 2013 to the end of June 2014, we had 71 home sales, a very good season!

Prices are slowly rising, with some exceptions. There are no homes under $100,000 on the market at this time in Borrego Springs, which is a contrast to last season in which twenty of the seventy-one homes sold were purchased for $100,000 (one home) or less (the other nineteen). I am not certain what that means for our season coming up, and the economic indicators make it hard to know as well. Our town is getting more attractive in many ways and that will help balance the lack of lower priced homes on the market. More sellers will be willing to put their homes on the market as well now that prices are coming up, so we should have good choices for buyers.

We have two food markets now in Borrego and both are much improved recently. Please visit both our markets, take advantage of their different styles, including a deli at the Center Market and an appeal to more budget minded shoppers at the Pantry. Our much-loved Farmers Market is held during the high season Friday mornings from 8 am until noon at the circle, with organic vegetables & fruits, meat, fish and many other items for sale.

So eating in Borrego is good, and we have the Red Ocotillo opened now where the French Restaurant used to be on Avenida Sureste off the circle, a welcome addition to the downtown area.

The circle (also known as Christmas Circle or the traffic circle at the center of town) is looking more beautiful as well with a successful newly renovated Art Institute, which is now the primary gallery space in town, improvements by Frederick’s Landscaping with their storefront on the circle, and landscaping along Palm Canyon.

Desert Way Realty opened for business in October of 2013 and it was a very busy and successful year. Thank you to all my clients who have made my new venture work out so well, and to those who found me at my new business and location after having worked with me in prior years at my previous real estate office here in Borrego.

Right now the landscaping at the Mall outside my office is in transition. I am looking forward to seeing how Frederick’s Lanscaping, under the direction of the new Mall owner, Jim Wermers, changes our look with native landscaping. Can’t wait! So until the new landscaping is in place, please be patient while we look a little scrubby while the old more water intensive landscaping is out and the new plants are not yet in the ground.
